## Description

AHS Properties is a Dubai-based luxury real estate company specializing in premium and ultra-luxury properties. We are seeking an experienced and commercially driven **Commercial Director** to lead the company’s commercial strategy, maximize revenue opportunities, and drive sustainable business growth across our portfolio.

### Role Overview

The **Commercial Director** will be responsible for developing and executing the company’s overall commercial strategy, identifying new revenue opportunities, strengthening strategic partnerships, and driving business performance.

The ideal candidate will bring a strong understanding of the **Dubai luxury real estate market**, excellent commercial acumen, proven leadership capabilities, and a strong network of high-net-worth individuals, investors, developers, and strategic partners.

## Requirements

-   **10-15 years of proven experience** in commercial/ Quantity surveying background, Contract management and Procurement strategy.
-   Strong experience within **Dubai/UAE real estate**, preferably luxury or ultra-luxury real estate.
-   Demonstrated experience in negotiating high-value commercial agreements and partnerships.
-   Strong leadership and people-management capabilities.
-   Oversee the full lifecycle of construction contracts from tender and award through completion and final account.
-   Excellent communication, negotiation, presentation, and relationship-management skills.
-   Ensure compliance with contractual obligations, rights, notices, and procedures.
-   Identify opportunities to improve project margins and reduce unnecessary costs.
-   Review and advise on contract terms, commercial exposure, liabilities, and risk allocation.
-   Review monthly commercial reports, financial forecasts, and project performance.
-   Ensure timely submission and recovery of variations, claims, and contractual entitlements.
-   Ensure procurement strategies deliver competitive pricing, quality, programme compliance, and appropriate commercial terms.
-   Lead negotiations for major subcontract and supplier agreements.
-   Lead the preparation, negotiation, and settlement of major contractual claims and disputes.
-   Ensure claims are properly documented, substantiated, and submitted within contractual deadlines.
-   Work closely with legal advisers, project teams, consultants, and external specialists where required.
-   Develop commercial strategies to achieve favorable outcomes while protecting long-term business relationships.
-   Implement corrective actions where projects are underperforming commercially.
-   Review tender strategies, pricing, contractual conditions, and commercial risks.
-   Support the preparation and negotiation of major bids and proposals.
-   Evaluate potential projects and provide recommendations regarding commercial viability and risk.
-   Strong understanding of the Dubai real estate market, market dynamics, and competitive landscape.
-   **Engineering bachelor’s degree as minimum, Master in QS or commercial is preferable.**
