# Estimator - Commercial Interior Construction

## Description

We are seeking an experienced **Commercial Estimator** to develop accurate and competitive bids for commercial interior construction projects. This position will take ownership of the estimating process from **initial bid invitation through final proposal and project handoff**, with a primary focus on **drywall, metal framing, acoustical ceilings, commercial flooring, and related interior finish systems**.

The ideal candidate has strong commercial interiors estimating experience and can independently manage **quantity takeoffs, scope review, labor and material pricing, subcontractor and vendor bids, bid leveling, and proposal preparation**. This is a detail-oriented role requiring someone who can manage multiple estimates and deadlines while maintaining accuracy and competitiveness.

Key Responsibilities

-   Prepare detailed estimates for commercial interior construction projects, including drywall, metal framing, acoustical ceilings, flooring, and related finishes.
-   Review architectural drawings, specifications, contracts, addenda, and bid documents to develop a complete understanding of project scope.
-   Perform detailed quantity takeoffs and calculate labor, material, equipment, subcontractor, and other project costs.
-   Solicit, evaluate, compare, and level pricing from subcontractors, suppliers, and vendors.
-   Analyze project documents to identify scope gaps, exclusions, overlaps, constructability concerns, and potential cost risks.
-   Develop accurate and competitive pricing based on project requirements, current market conditions, and historical costs.
-   Prepare complete bid proposals, including scope summaries, clarifications, exclusions, assumptions, alternates, and pricing breakdowns.
-   Identify value-engineering opportunities and provide cost-effective alternatives when appropriate.
-   Coordinate with Project Managers, field teams, suppliers, subcontractors, general contractors, and clients to clarify scope and pricing.
-   Maintain estimating databases, historical pricing, vendor information, bid logs, and supporting documentation.
-   Monitor material costs, labor rates, subcontractor pricing, and market conditions to improve estimate accuracy.
-   Support conceptual budgets, negotiated bids, change-order pricing, and estimate revisions as needed.
-   Provide detailed estimate breakdowns, assumptions, budgets, and scope information during project handoff.
-   Participate in pre-bid meetings, site visits, post-bid reviews, and scope discussions as required.
-   Track multiple active bids and ensure all proposals are complete, accurate, and submitted by deadline.
-   Contribute to improving estimating procedures, pricing strategies, and overall estimating accuracy.

## Requirements

-   **3+ years of estimating experience in commercial drywall, metal framing, acoustical ceilings, flooring, or related interior construction trades.**
-   **Required: Direct experience estimating commercial interior construction projects.**
-   Strong understanding of commercial interior construction methods, materials, sequencing, and cost structures.
-   Ability to read and interpret architectural drawings, specifications, contracts, addenda, and bid documents.
-   Proven experience performing detailed quantity takeoffs and developing complete commercial bid proposals.
-   Experience soliciting, evaluating, and leveling subcontractor and supplier pricing.
-   Proficiency with estimating and takeoff software such as **Bluebeam, On-Screen Takeoff, PlanSwift**, or similar platforms.
-   Strong understanding of labor, material, subcontractor, and equipment pricing.
-   Strong analytical, mathematical, organizational, and problem-solving skills.
-   Excellent communication and collaboration skills.
-   Exceptional attention to detail and ability to manage multiple estimates, priorities, and deadlines.
-   High school diploma or equivalent required.
-   Associate's or Bachelor's degree in Construction Management, Engineering, or a related field preferred.
