As the Senior Property Valuer, you will be Bayut’s RERA-registered property valuation professional, responsible for establishing and operating an independent, RERA- and RICS-compliant property valuation practice for residential, commercial and mixed-use real estate assets across Dubai. You will hold personal accountability for maintaining your professional eligibility criteria for your RERA/DLD and other relevant registrations and all relevant practice card renewals, deliver accurate and objective valuations in line with the RICS standards, and build the systems, bank panel relationships and team required to scale the valuation function — including mentoring future valuers who must each independently meet RERA’s registration criteria.  
  
**In this role, you will:  
  
Property Valuation**

-   Conduct market valuations for residential, commercial, retail, industrial and land assets.
-   Undertake physical property inspections, assessing asset condition, location, legal status and marketability.
-   Prepare valuation reports using the Market, Income and Cost Approaches in line RICS standards.
-   Deliver valuation assignments for financing, acquisition, disposal, investment, litigation, inheritance,
-   portfolio management and regulatory purposes.

**Market Analysis &amp; Advisory**

-   Monitor UAE real estate market trends, pricing movements and economic indicators.
-   Build and maintain a database of comparable sales and leasing transactions.
-   Provide market intelligence and valuation advisory to internal stakeholders and clients.
-   Stakeholder &amp; Panel Management
-   Liaise with banks, developers, investors, legal advisors and government authorities.
-   Lead the process of securing and maintaining the company’s listing on bank valuation panels.
-   Present valuation findings and confidently explain methodologies to clients and stakeholders.
-   Team Build-Out &amp; Mentorship
-   Recruit, onboard and mentor junior valuers, ensuring each independently meets RERA’s registration and RICS criteria.
-   Establish valuation methodologies, reporting templates and internal quality-control processes for the
-   new function.
-   Support the wider team’s professional development, certification progress and CPD tracking.

**Regulatory Registration &amp; Compliance**

-   Hold and maintain personal registration on the RERA Roll, including passing a RERA-approved recognised real estate valuers’ course and the relevant RERA professional exam.
-   Satisfy the eligibility requirements for a valid RERA Practice Card, completing mandatory CPD training annually for renewal.
-   Hold RICS Registered Valuer status.
-   Maintain complete, audit-ready valuation documentation in line with DLD, RERA and IVS requirements and ensure that all completed valuations are immediately registered through the DLD electronic system.
-   Undertake any additional courses and exams as may be required to carry out valuations in other Emirates in the UAE.

## Requirements

-   Bachelor’s degree (attested) in Real Estate, Property Management, Civil Engineering, Quantity Surveying, Finance, Economics or a related field.
-   Eligibility for RERA Practice Card — maintained via annual CPD compliance
-   RERA/DLD Valuer registration — (RERA approved for Real Estate Valuers course + RERA exam) 
-   RICS Registered Valuer status / RICS membership (MRICS) 
-   Valid Dubai Police Good Conduct Certificate.
-   Valid Driving Licence
-   Minimum 5 years’ property valuation experience in the UAE.
-   Proven track record delivering independent valuations for banks, developers, investors or government entities.
-   Experience across residential, commercial, industrial and land asset classes.
-   Experience preparing and signing off professional valuation reports for financial institutions.
-   Property valuation methodologies (Market, Income and Cost Approaches).
-   International Valuation Standards (IVS) and RICS Red Book.
-   DLD and RERA valuation regulations and registration requirements.
-   Financial modelling, investment analysis and market research methodologies.
-   Proficiency in Excel and valuation software (e.g. Argus Enterprise).
-   Report writing, presentation and client-facing communication skills.
-   Ability to translate valuation data into clear, actionable recommendations.
-   Stakeholder management across banks, developers and government bodies.
-   Team leadership and mentoring capability.
-   Independent and objective, with strong professional ethics.
-   Self-starter, comfortable setting up a new function with minimal existing infrastructure.
-   High attention to detail and a structured, methodical approach.
-   Ability to work under pressure and manage multiple valuation assignments to deadline
