### About Denton Floyd

Founded in 2008 in Jeffersonville, Indiana, Denton Floyd has grown from just over 300 units into a vertically integrated real estate firm with more than 16,000 units owned, managed, or under development across seven states — spanning Class A multifamily, senior living, and industrial assets.

We develop, we build through our own general contractor (Forge Construction), and we manage what we own. That structure means the person underwriting a deal sits down the hall from the people who will build it, lease it, and operate it — and assumptions get tested by the people who have to live with them.

### The Role

As Analyst, Investments, you are the analytical engine behind where Denton Floyd places its capital. Every opportunity we pursue across senior living, multifamily, and industrial passes through your desk before it reaches the investment committee.

The breadth is unusual for an early-career seat. In a single week you might normalize a seller's trailing twelve, build a development proforma from raw land through stabilization, screen a new market, assemble a lender package, and write the investment committee memorandum for a deal you underwrote yourself. You'll work directly with the VP of Capital Markets alongside the rest of the capital markets, development, design, and Forge Construction teams, seeing the full arc of a transaction rather than a narrow slice of it.

### What You'll Do

-   **Underwriting & Modeling** — Build institutional-quality models covering sources and uses, construction draw schedules, absorption and lease-up curves, operating proformas, debt sizing, and JV waterfalls. Stress test the variables that actually move outcomes.
-   **Market Intelligence** — Screen markets and submarkets using NIC MAP, CoStar, Esri, Census, and proprietary internal tools. Build primary market area studies, penetration analysis, and demand-to-supply conclusions that withstand lender and equity scrutiny.
-   **Site & Competitive Work** — Conduct site visits, competitor tours, and mystery shops, and translate what you observe into underwriting assumptions rather than anecdotes.
-   **Capital Markets Support** — Assemble offering memoranda, equity presentations, and lender packages. Manage quote comparison matrices, term sheet summaries, data rooms, diligence request lists, and closing checklists.
-   **Investment Committee** — Prepare IC memoranda stating the thesis, base case, downside case, key risks, and mitigants. Own the integrity of every number that reaches the room and be prepared to source it on demand.
-   **Acquisitions & Diligence** — Underwrite land, development sites, and existing assets. Normalize T-12s, rent rolls, and capex history to a defensible in-place NOI. Support LOI and PSA economics, and synthesize third-party reports into clear implications for value, risk, and schedule.
-   **Portfolio & Dispositions** — Build hold-versus-sell analysis, support refinance and disposition decisions, and maintain current internal valuations across the portfolio.
-   **Tools & Systems** — Serve as steward of our proprietary site selection, demand modeling, and construction cost index tools. Use AI and modern data platforms to compress research cycles, with the discipline to verify what they produce.

Travel is periodic and purposeful, generally 10–20%, driven by site tours, market visits, and capital partner meetings.

## Requirements

### What You Bring

**Required**

-   Bachelor's degree in Finance, Real Estate, Economics, Accounting, Business, or a related quantitative discipline
-   One to four years in real estate investment banking, brokerage or capital markets, development, private equity, lending, or valuation. Exceptional recent graduates with demonstrable modeling ability will be considered
-   Advanced Excel capability — multi-tab development proformas, debt sizing, and JV waterfall structures built from scratch
-   Ability to convert demographic, competitive, and supply data into a conclusion someone can act on
-   Clear memo writing and clean presentation building
-   Sound judgment handling confidential financial, transaction, and partner information

**Preferred**

-   Familiarity with NIC MAP, CoStar, Esri, Argus, or comparable platforms
-   Coursework or certification in real estate finance; progress toward the CFA or a graduate real estate degree
-   Practical fluency with AI tools and modern data platforms
