### About FLATS

FLATS® , by Collective Residential, is a real estate company built around lifestyle and known for its creative approach to urban apartment living. We pride ourselves on being “anything but expected,” with a mission to “bring big style to smart spaces.” Through thoughtfully designed homes and smart technology, we create what we call the FLATS life: homes with soul that embrace value, individuality, and community.

### About the Role

The Rosie is a mixed use community with 202 apartments, and we’re looking for a Maintenance Technician who takes pride in keeping a building running well and residents happy. You’ll handle work orders, get vacant units ready for move in, and keep the property in great shape day to day. If you know HVAC, like solving problems, and enjoy working with residents, this role is a great fit.

## Requirements

- At least 1 year of residential maintenance experience with HVAC
- HVAC certification is a plus
- General maintenance and repair skills, with strong troubleshooting ability
- Strong time management, problem solving, and attention to detail
- Great customer service skills and a friendly, professional approach with residents
- High school diploma or equivalent
- Able to read work orders and safety instructions in English and follow verbal instructions
- Basic experience with Microsoft Office or work order software
- Experience as an Apartment Maintenance Technician, Maintenance Engineer, or Building Engineer with Greystar, Village Green, Waterton, Marquette, or a similar operator is a plus

### Responsabilities

- Complete resident work orders daily, prioritizing requests and making sure they’re finished on time
- Prepare vacant units for new residents so every unit meets FLATS standards
- Walk the property regularly to make sure everything is in working order, and document and fix anything that isn’t
- Maintain the building grounds and handle seasonal duties
- Keep common areas clean, stocked, and well maintained
- Assist with property inspections, including life safety and other city or state required inspections
- Coordinate outside contractors when needed, under the direction of the Maintenance Supervisor or Property Manager
- Attend staff meetings and complete trainings as required
- Other duties as assigned by the Maintenance Supervisor or Property Manager

###
Safety and Physical Demands

This role involves exposure to moving mechanical parts, fumes, airborne particles, and electrical hazards, so a strong safety mindset is essential. You’ll walk, stand, crouch, crawl, and climb throughout the day, may work outdoors in all weather conditions, and may need to lift up to 100 pounds.

## Benefits

- $26.00 per hour, nonexempt, paid twice a month
- Medical, dental, and vision insurance
- 401(k) with employer match
- Paid time off, sick leave, and paid holidays
