\- Civil Engineering (Ir.) or Architecture (Ar.) professional registration.  
\- Commercial mindset unlocking land value beyond traditional residential templates.  
\- Hands-on agility suited for lean boutique teams over GLC bureaucracy.  
\- Proven track record delivering mid-upper high-rise mixed-use developments.
