# Construction Project Manager

## Description

Reporting to the program manager we are seeking a highly experienced and detail-oriented Project Manager, Construction Specialist for a 6-8month contract. The ideal candidate will be responsible for overseeing all aspects of our construction projects, from planning and execution to completion. They will act as Intermediary between design firms and the general contractors. This role requires a deep understanding of construction processes, a commitment to quality and safety, and the ability to manage projects to schedule and budget. The successful candidate will act as the primary on-site manager, ensuring that all work is executed to code and in compliance with all applicable laws and regulations.

## Requirements

**Key Responsibilities:**

This role will be responsible for the following:

Project Planning and Management

-   Develop and manage detailed project schedules, including all phases of construction from start to finish. 
-   Create and maintain comprehensive project documentation, including status reports, financial updates, and budget tracking. 
-   Prepare and manage the project budget, tracking all costs and ensuring the project stays within financial limits.
-   Implement strategic modifications to the build plan as needed to optimize for efficiency and cost-effectiveness.

On-Site Operations and Execution

-   Serve as the primary on-site manager, overseeing all day-to-day construction activities.
-   Ensure the General Contractor (GC) and all subcontractors are operating effectively and keeping the project on schedule.
-   Conduct regular site inspections, including critical checks before key milestones such as the pouring of concrete, to ensure all specifications are met.
-   Enforce strict adherence to all building codes and local laws, ensuring full compliance throughout the project.

Compliance and Reporting

-   Validate all necessary permits and licenses before work begins and ensure they remain valid throughout the project.
-   Provide regular, detailed reports on project status, including schedule updates, budget variance, and financial forecasts. 
-   Utilize and maintain a status report template to ensure consistent and thorough communication with all stakeholders.

Qualifications and Skills

The ideal candidate will possess the following qualifications and skills:

Required Qualifications

-   Proven experience as a Construction Project Manager or Construction Specialist.
-   In-depth knowledge of general contracting operations and construction processes. 
-   A strong understanding of building codes, permit processes, and local compliance regulations.
-   Experience with on-site management, including scheduling, and budget control.
-   Excellent reporting and communication skills, with the ability to provide clear and concise updates to stakeholders. 

Preferred Qualifications

-   A degree in Engineering, Construction Management, or a related field. 
-   Proficiency with project management and construction software. (MS Project), Procore
-   Experience with financial reporting and analysis in a construction context.

Contract Details

-   Duration: 6-8 months.
-   Compensation: This is a contract position(W2)
-   Resources: The contractor will be provided with a laptop and access to company systems, including Microsoft Teams and email.
