As Service Supervisor, you are the backbone of the physical experience at your property. Residents notice when things work and they really notice when they don't. Your job is to make sure they never have to wonder.

### Responsibilities

_Maintenance & Work Orders_

-   Complete and oversee work orders generated from resident service requests, diagnosing the source of issues and making repairs in line with safety standards and code requirements
-   Manage the make-ready process for vacant units from pre-move-out inspection through punch list, vendor coordination, materials, and final walkthrough
-   Complete monthly preventative maintenance procedures to stay ahead of problems before they surface
-   Support cost-conscious operations by repairing before replacing and using tools and materials responsibly

_Property Standards_

-   Set and maintain the standard for how the property looks inside and out, including grounds, amenities, common areas, breezeways, curbs, parking lots, and building exteriors
-   Conduct regular inspections of work completed by your service team and identify opportunities to improve
-   Inspect work performed by vendors and contractors to ensure it meets quality expectations and scope
-   Keep parts and supply inventory stocked and work with your Community Manager to order within budget

_Safety & Compliance_

-   Lead regularly scheduled safety meetings and keep the team informed and compliant
-   Ensure all safety data sheets are current and accessible
-   Stay current on OSHA and other safety regulations so the community stays protected

_People & Residents_

-   Treat residents and teammates with respect in every interaction
-   Respond to maintenance complaints with urgency, empathy, and follow-through
-   Be the kind of supervisor your team actually wants to learn from

## Requirements

-   5+ years of technical maintenance experience, ideally within apartment communities
-   2+ years in a supervisory or lead role
-   Working knowledge of plumbing, electrical, HVAC, appliances, and general building systems
-   EPA 608 certification (or ability to obtain)
-   Ability to manage multiple priorities and a team without dropping the details
-   Strong communication skills with residents, teammates, and vendors
-   A genuine pride in the property you maintain and the people you serve
