### **Responsibilities**

_Work Orders & Make-Readies_

-   Complete resident service requests by diagnosing the root cause of issues and making repairs in line with safety standards and code requirements
-   Own the make-ready process for vacant units from pre-move-out inspection through punch list creation, vendor scheduling, materials, completed repairs, and final walkthrough
-   Complete preventative maintenance tasks on schedule so small issues never become big ones
-   Track inventory used, return unused materials, and flag re-order needs to keep the shop stocked and running

_Property Upkeep_

-   Help maintain the grounds, common areas, and amenities so the property always reflects the standard residents expect
-   Handle general cleaning, pressure washing, curb and signage upkeep, and other exterior tasks as needed
-   Support cost-conscious operations by repairing before replacing and using tools and materials with care

_Documentation & Compliance_

-   Complete service request documentation accurately and on time so nothing falls through the cracks
-   Participate in routine safety meetings and stay current on OSHA and safety-related requirements
-   Periodically inspect contractor and vendor work to make sure it meets quality and scope expectations
-   Assist with routine property inspections and communicate physical needs to the Service Supervisor

## Requirements

-   3+ years of hands-on maintenance experience, ideally in multifamily or student housing

-   Strong working knowledge of plumbing, electrical, HVAC, appliances, and general building systems
-   EPA Type I and II or Universal certification for refrigerant recycling (or ability to obtain)
-   All state and local certifications as required
-   Ability to work a flexible schedule including on-call evenings, weekends, and holidays
-   A valid driver's license
-   The physical ability to stand, walk, climb, lift up to 25 lbs independently and 50 lbs with assistance, and work indoors and outdoors in all weather conditions
-   A work ethic that doesn't need to be managed
