## Description

You will act as an **owner’s representative for the mechanical engineering scope**, coordinating design consultants, contractors, subcontractors, suppliers, hotel operators, and the wider project team throughout the design and construction phases.

The role requires strong technical expertise, hands-on project coordination, value engineering, cost awareness, and site supervision. Οur Mechanical Engineer will be responsible for ensuring that mechanical systems meet the required standards of **luxury hotels, resorts, branded residences, and high-end real estate developments**, while remaining aligned with the approved design, budget, program, sustainability objectives, and operational requirements.

**Regular travel and site presence in Crete will be required according to project needs**.

## Requirements

·        Oversee and coordinate the mechanical engineering design scope, ensuring compliance with the project brief, budget, program, regulations, and technical standards.

·        Review mechanical drawings, specifications, calculations, equipment schedules, shop drawings, and technical submissions for accuracy, completeness, and constructability.

·        Coordinate mechanical systems with architecture, structural, electrical, interior design, landscape, and other specialist disciplines.

·        Drive Value Engineering (VE) initiatives to optimize cost, performance, energy efficiency, buildability, and lifecycle requirements.

·        Support the preparation and technical review of tender documents, scopes of work, BOQs, contractor proposals, and equipment selections.

·        Review contractor and supplier submissions, RFIs, method statements, materials, equipment, and proposed technical solutions.

·        Conduct regular site inspections in Crete, monitoring progress, quality, and compliance of mechanical installations with approved designs and specifications.

·        Identify technical and construction issues and coordinate their timely resolution with consultants, contractors, subcontractors, and suppliers.

·        Monitor mechanical works against the project program and budget, highlighting risks, delays, variations, procurement issues, and required actions.

·        Support testing, commissioning, snagging, and handover, while providing regular technical and progress reporting to project leadership.

**Qualifications & Experience**

·        University Degree / Diploma in Mechanical Engineering and membership of the Technical Chamber of Greece (TEE).

·        Minimum 10 years of relevant professional experience in mechanical engineering, design coordination, project management, or construction supervision.

·        Proven experience in luxury hospitality and/or high-end real estate, including hotels, resorts, branded residences, or complex residential developments.

·        Strong experience across both design and construction phases.

·        Good knowledge of the Greek construction market, regulations, standards, and approval processes.

·        Experience in Value Engineering, tendering, technical procurement, and contractor coordination.

·        Experience working for a developer, investor, project manager, or client-side team is an advantage.

·        Experience with international hotel operators, LEED/BREEAM, or luxury resort developments is an advantage.

**Skills & Competencies**

•     Strong knowledge of HVAC, ventilation, plumbing, drainage, water systems, fire protection, plant rooms, and BMS/controls.

•     Strong project coordination, problem-solving, and stakeholder-management skills.

•     Ability to balance technical quality, cost, program, and operational requirements.

•     Advanced AutoCAD and professional knowledge of MS Office; Revit/BIM knowledge is an advantage.

•     Proactive, organized, detail-oriented, and able to work independently.

•     Excellent Greek and English, both written and spoken.
