### Role Description

Qiddiya Investment Company is seeking an experienced **Director – Residential Development** to lead the development of large-scale apartment-led projects within the Residential Business Unit.

The role will be responsible for managing complex urban regeneration and mixed-use developments through the full development lifecycle, from feasibility and product definition through design, procurement, construction and completion.

The successful candidate will bring strong developer-side experience, excellent commercial judgement and the ability to lead multidisciplinary teams while maintaining a clear focus on quality, programme and value.

### Key Responsibilities

-   Lead large-scale residential and mixed-use developments, with a strong focus on apartments and urban regeneration.
-   Manage projects from feasibility, business planning and product definition through design, procurement, construction and handover.
-   Define development strategy, product mix, positioning, specifications and phasing.
-   Lead internal teams, consultants, contractors and key stakeholders.
-   Maintain control of development budgets, programmes, risks and commercial outcomes.
-   Prepare business cases, development recommendations and stage-gate submissions.
-   Challenge design and delivery decisions to improve quality, efficiency, buildability and value.
-   Coordinate closely with design, delivery, commercial, finance, sales and authority teams.
-   Provide clear reporting and recommendations to senior leadership.
-   Coach and develop team members while creating a high-performing and collaborative environment.

## Requirements

### Requirements

-   Significant developer or master-developer experience in residential development.
-   Strong track record on **large-scale urban regeneration or mixed-use developments involving apartments**.
-   Experience taking multiple residential projects from early development through construction and completion.
-   High-end, luxury or premium residential experience is strongly preferred.
-   Strong commercial understanding, including feasibility, budgets and development returns.
-   Proven experience managing teams and multidisciplinary consultant groups.
-   Excellent judgement, analytical ability and attention to detail.
-   Strong communication and senior stakeholder-management skills.
-   Relevant degree in real estate, architecture, engineering, construction, finance or a related discipline.
-   GCC or Saudi Arabia experience is advantageous.
