Qiddiya Investment Company is seeking a Senior Manager to support the delivery of major residential projects within the Residential Business Unit.

This role will lead the on-site delivery and execution of large-scale residential developments, ensuring projects are delivered safely, on time, within budget and in line with Qiddiya’s quality and operational standards.

The successful candidate will act as a key interface between internal stakeholders, consultants, contractors and delivery partners across all project phases.

The role requires a **strong delivery leader with proven experience managing complex residential projects in Saudi Arabia** and the ability to operate effectively within a fast-paced giga-project environment.

This is a highly visible role requiring strong communication skills, stakeholder management capability, and confidence representing the business across senior internal and external forums.

### Key Responsibilities

-   Lead the delivery and execution of large-scale residential projects from mobilization through to handover and close-out.
-   Manage contractors, consultants, and site teams to ensure delivery aligns with approved scope, programme, budget, quality, and safety requirements.
-   Drive project progress on site, proactively identifying risks, constraints, and delivery issues and ensuring timely resolution.
-   Monitor contractor performance across programme, productivity, quality, commercial compliance, and HSE performance.
-   Lead regular progress reviews, reporting, and stakeholder presentations for senior management.
-   Review and challenge contractor recovery plans, mitigation strategies, extension of time claims, and delivery methodologies where required.
-   Ensure projects comply with relevant regulatory, authority, and governance requirements within Saudi Arabia.
-   Support handover, testing & commissioning, close-out, and operational readiness activities.

## Requirements

-   Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related discipline.
-   8+ years of experience delivering major construction or residential development projects.
-   Proven experience delivering large-scale residential or mixed-use projects within Saudi Arabia.
-   **Must have successfully delivered at least one major project valued at SAR 1B+ from early stages through to completion and handover.**
-   Strong **contractor background experience**
-   Strong understanding of construction execution, project controls, contractor management, and delivery governance.
-   Experience managing multiple contractors, consultants, and stakeholder groups across complex projects.
-   Strong communication and presentation skills with the ability to represent the business confidently in senior stakeholder forums.
