**Position Summary:**

As we expand our footprint in Cyprus, we are looking for a highly skilled Senior Project Manager to join our team in Limassol. Responsible for leading a Project Management team, driving contractor performance, and ensuring delivery on time, within budget, and to quality standards, while reporting directly to the Technical Director.

**Key Responsibilities:**

-   Direct Reporting: Reporting regularly to the Technical Director on project status, risks, and portfolio performance.
-   Program of Works: Rigorously controlling and challenging contractors to ensure all milestones are hit without delay.
-   Portfolio Management: Managing multiple simultaneous projects aligned with Square One's strategic goals and quality standards.
-   Team Oversight: Leading a team of Project Managers, ensuring consistent execution across all active sites.
-   Execution Monitoring: Monitoring budget, time, and quality throughout the construction phase.
-   Technical Collaboration: Partnering with engineers, architects, and contractors to ensure specifications are met.
-   Construction Administration: Facilitating project execution, correspondence, and information flow between developer and contractors.
-   Site Inspections & Meetings: Attending progress meetings and conducting regular site inspections to resolve issues promptly.
-   Quality Control: Overseeing budget, schedule, and contractor performance to ensure standards are met.
-   Commissioning: Overseeing delivery and commissioning for a seamless project handover.
-   Site Management Oversight: Supervising on-site construction operations via the PM team to ensure successful completion within constraints.
-   Technical Advice: Providing technical guidance and resolving complex on-site construction problems.
-   Safety Compliance: Ensuring health & safety procedures and legislation are upheld by all outsourced parties.

## Requirements

-   Bachelor’s degree in civil engineering or other related fields.
-   At least 10 years of previous experience in a similar position, with a focus on managing multiple projects and overseeing PM teams.
-   Knowledge of software: AutoCAD 2D, MS Office.
-   Advanced proficiency in project scheduling and programming is essential.
-   Excellent knowledge of Greek and English languages, both verbal and written.
-   Good knowledge of the laws and regulations relevant to residential and commercial development in Cyprus.
