We are looking for an experienced Quantity Surveyor / Commercial Manager to manage the quantity surveying, cost management, and commercial functions for luxury residential projects. The role involves managing project costs from pre-construction through completion, ensuring accurate budgeting, effective tendering, commercial control, and contractual compliance.

The ideal candidate should have strong experience in construction quantity surveying and commercial management, with the ability to work closely with project, design, procurement, finance, contractors, and consultants to ensure projects are delivered within approved budgets and commercial objectives.

## Requirements

### KEY RESPONSIBILITIES

-   Lead quantity surveying and commercial management for luxury residential projects from pre-construction to completion.
-   Prepare and review BOQs, quantity take-offs, estimates, rate analysis, and cost plans based on drawings and specifications.
-   Establish project budgets and monitor actual costs against approved budgets.
-   Identify cost variances and recommend corrective actions.
-   Manage the complete tendering process, including tender documentation, contractor prequalification, bid evaluation, negotiations, and contractor recommendations.
-   Review and certify contractor RA bills, variations, extra items, and final accounts.
-   Manage measurements, quantity verification, and material reconciliation.
-   Evaluate and negotiate variation orders, claims, escalations, and contractual changes.
-   Drive value engineering and cost optimization initiatives while maintaining project quality.
-   Coordinate with Project, Design, Procurement, Contracts, Finance, and Consultant teams to resolve commercial and technical matters.
-   Prepare regular cost reports, cash-flow projections, procurement forecasts, and commercial MIS for management.
-   Maintain accurate records of contracts, BOQs, measurements, bills, variations, claims, and final settlements.
-   Ensure compliance with contractual terms, procurement policies, and commercial governance requirements.

### WHAT MAKES YOU A GREAT FIT

-   8+ years of experience in Quantity Surveying, Commercial Management, or Cost Management.
-   Strong experience handling commercial and cost management for residential or luxury construction projects.
-   Excellent knowledge of BOQ preparation, quantity take-offs, estimation, rate analysis, and cost planning.
-   Proven experience in tender management, contractor evaluation, negotiations, and procurement.
-   Strong understanding of contractor billing, measurements, variations, claims, escalations, and final accounts.
-   Good knowledge of construction contracts and commercial processes.
